Put the way you build into words a buyer can follow

The Operating profile is your build process, written down in your words. AgAI Labs documents lot review, plans, specs, allowances, selections, draws, site communication, punch work and warranty from a two-hour session and your working documents. You keep an editable reference that your team checks against what the field does on a Tuesday.

What is an operating profile?

One source for how the job moves

It is the document every page, video, follow-up email and future workflow draws from. Most builders have the pieces already: a contract, a superintendent's checklist, a selection schedule and years of repeated conversations. The profile connects them without pretending every job runs on the same calendar.

We start with a two-hour working session. Bring one representative plan set, a spec sheet, an allowance schedule, the current contract and your warranty material. We trace the real decisions and handoffs through them.

  1. Define the entry points: owned lot, builder lot, plan adaptation or ground-up design.
  2. Map who handles feasibility, budgeting, design, engineering and permits.
  3. Record how specs, allowances and selections get approved and changed.
  4. Explain draws, site updates, inspections, punch lists, closing and warranty calls.
  5. Mark what changes by jurisdiction, lot condition, lender or scope.

Why write it down?

Public promises have to match field practice

Buyers ask detailed questions because uncertainty piles up. If the website says “personalized experience” while the contract sets firm selection deadlines and allowance rules, the buyer learns the useful part too late. The profile makes the public explanation match the documents that govern the job.

It also stops marketing from drifting into promises the field cannot keep. A page about weekly updates exists only if someone owns that cadence. A warranty page describes the intake and response process you run. The profile is where those facts get checked before they become copy.

What goes in, and what comes out?

Working documents in, editable profile out

We need the session and the five document types above. Redacted copies are fine as long as the operative sections stay readable. We do not need buyer names, signatures or private financials.

You keep the finished profile in editable form. It earns its keep beyond the website: onboarding a new project manager, briefing a photographer, preparing a buyer meeting, or checking whether a proposed AI workflow fits how work moves.

Review time depends on how many branches need resolving. Multiple contract paths, a separate design agreement, or a gap between what the office says and what the field does all need a decision before the profile is approved. Unresolved conflicts stay marked. We do not smooth them into false certainty.

What else should you know about the Operating profile?

Can we use redacted contracts?

Yes. Keep the clauses on responsibilities, changes, allowances, payment and warranty readable.

What if our process changes by project type?

The profile records the shared steps first, then a separate branch for each project type you build.

Do you rewrite our legal documents?

No. The Operating profile documents your operation for communication. It does not rewrite your contract or replace legal review.

Who should attend the working session?

The principal and the person who runs the daily handoffs. Bring the working project documents.

Can the profile support AI operations later?

Yes. It records the steps, source documents, approval owners and limits a workflow has to follow.
