Your process, drawn as a growth plan

For Triangle custom builders selling $1M+ homes. Run by people with nearly two decades in Triangle new construction, and a fleet of Claude and Codex agents.

AgAI Labs turns a Triangle custom builder's real operating process into an owned growth system. We document how you build, define the buyers and projects that fit, then connect your website, search presence, video, lead tracking and practical AI operations. You keep the assets, accounts, data and written process.

A custom builder does not need a louder marketing department. The builder needs the outside story to match the inside operation, from the first lot conversation to the final warranty call. We call that connected system the stamp.

Why does builder growth keep stalling?

  • “Buyers cannot see why our process is different.”

Your superintendent, preconstruction lead and selections team know where the value lives. It is in the allowance schedule that prevents surprises, the plan review that catches a conflict before framing, and the weekly update that keeps a buyer calm. Online, that detail often collapses into a gallery and a paragraph about quality.

  • “We do not know which activity produced the lead.”

A Parade weekend, a job-site video, an organic search and a referral can all touch the same buyer. If forms, calls, event links and the CRM do not share rules, the source gets reduced to “website” or “internet.” That makes the next marketing decision a guess.

  • “The follow-up work keeps landing on the same few people.”

New inquiries, selection reminders, allowance questions, draw updates, review requests and warranty messages compete with the work already on the board. The answer is not automatic noise. It is a documented process, a clear owner and carefully reviewed assistance where repetition is slowing the team down.

What are the ten stages of the plan?

Each stage uses the builder's own inputs. We start with what a buyer can see, move through operations and positioning, build the owned system, then document the handoff.

  1. 00Proof kitSee the public buyer path and the gaps that interrupt it.
  2. 01Operating profileTurn plan sets, allowances and field practice into a usable process.
  3. 02PositioningDefine the buyers, projects and price band that fit the operation.
  4. 03Owned websiteBuild the buyer's reference set on accounts the builder controls.
  5. 04Semantic contentAnswer connected questions about plans, lots, communities and process.
  6. 05VideoCapture active houses while the useful construction details are visible.
  7. 06Search presenceKeep profiles, listings and event references accurate and useful.
  8. 07Lead attributionGive forms, calls, events and CRM records consistent source rules.
  9. 08AI operationsSupport repeated office work without handing judgment to software.
  10. 09HandoffTransfer credentials, files and the runbook to the builder.

How does the same machine use your input?

The machine stays consistent

The sequence, ownership standard and review gates stay fixed. We inspect first, document before drafting, connect every channel to attribution, and finish with a usable handoff. The approved profile remains the reference for claims, page reviews and handoff checks.

Your input changes the output

Your plan set, spec sheet, allowance schedule, contract, warranty, communities, lot pipeline and completed work determine the substance. A builder focused on infill should not sound like a builder working from a community model. Mark project types, lot conditions and buyer requirements in the source material before drafting.

Which engagement matches the work in front of you?

Engagements are scoped around the current operation. The process session defines the stages, inputs, review gates, ownership and schedule before a proposal is prepared.

What does the Triangle builder field actually contain?

Our research lab has reviewed more than 250 Triangle builders through public pages, communities and public records. That work helps us separate a custom-builder question from a broad construction-industry count.

1,850 residential-building establishments (NAICS 2361) and 4,143 specialty-trade establishments (NAICS 238) across Wake, Johnston, Franklin, Durham, Orange, Chatham and Person counties. Source: U.S. Bureau of Labor Statistics, QCEW 2025 annual averages. These count establishments, not unique custom builders.

The counts describe construction establishments, not a ready-made list of custom-builder competitors. The useful work is identifying who builds what, where they build, how the buyer encounters them and where the public story stops short of the field reality. Read the Triangle builder market study for the method and limits.

Who is behind the work?

We are a Raleigh research and build lab for Triangle custom home builders. The work draws on nearly two decades in Triangle residential real estate and new construction, plus years building websites and search systems. That experience keeps the conversation grounded in plan revisions, selections, draw schedules, Parade weekends, closing lists and the warranty calls that arrive after the photographer leaves.

We run a fleet of Claude and Codex AI agents for research, drafting, building and checking. People set the direction, supply judgment and review every output. The agents help examine more source material and repeat technical checks. They do not decide what is true about a builder's operation.

What happens when your process becomes the growth plan?

List the gaps you want to inspect: unclear process pages, missing account access, uncertain inquiry sources or repeated office work. Assign someone who can review the findings against your documents. Start with the free proof kit, then use the process session to decide which stages belong on the sheet.
