Build the phone experience around real buyer tasks

A builder website works on a phone when a buyer standing on a lot can read your process, open a floor plan, tell whether a project is for sale and send you the parcel number without pinching or hunting. Design every page for one thumb, a weak signal and a two-minute visit from a sign or a text.

What are buyers trying to do on a phone?

Phone visits start mid-conversation. A prospect scans a sign at a Parade stop, opens a plan link an agent sent, looks you up while standing on a lot or revisits a project after a meeting. The page has to set its context at once, because the visitor did not come through the homepage.

Put the subject, the current status and the next action near the top. A plan page names the design and its role. A project page says whether the home is an active build, a spec home for sale or a completed example. A community page says what your relationship to that place is.

The custom builder homepage article covers routing for the visitor who does start at the front door. The other builder websites articles each cover one page type.

How should plans and galleries behave on a small screen?

Do not shrink the desktop plan library until it technically fits. Give filters readable labels and a clear reset, and keep the chosen filters in view. Plan cards need enough on them to compare square footage, bedrooms and garage position without opening every detail page.

Floor plans need their own viewing mode: a legible overview, a controlled zoom, and the plan name, level and orientation close by. Room labels baked into an image are unreadable at phone width.

Make galleries informative, not endless

Lead with a small edited set of photos that explains the project. Caption each one with the plan relationship, the site response, the standard spec or the buyer-selected detail. Do not dump every job-site photo into one swipe stream.

Give each image stable controls and a visible position. A buyer should be able to close the large view, land back in the same place and keep reading. The project gallery page article covers the structure.

What makes a phone form easy to complete?

A phone form collects enough to route the inquiry and no more. A buyer standing on a parcel has an address and photos but no plan. A buyer leaving a Parade house knows the plan name but not the community. Let both continue.

  1. Start with the inquiry type. Separate lot review, plan question, available home and general process inquiries.
  2. Use the right input. Provide suitable keyboards for phone, email and numeric fields.
  3. Keep labels visible. A placeholder should not be the only explanation after typing begins.
  4. Make optional fields clear. Do not force a parcel record or plan name when the buyer does not have one.
  5. Protect entered work. Validation should identify the specific field without clearing the rest of the form.
  6. Confirm the handoff. Show what was received and what review comes next.

If the form takes parcel or site files, test upload from the phone camera and the photo library. Store files in an account you control and say what not to send.

How should menus, buttons and comparison tables adapt?

The main menu shows the paths buyers use: process, plans, projects, communities, contact. Keep labels plain. A clever label is worse on a phone because the visitor sees less around it.

Buttons and expand controls need room for a thumb and space between them. Do not cover content with a sticky bar. If a call or inquiry button stays on screen, it must not sit over captions, form fields or the last lines of an answer.

Reformat comparisons instead of hiding them

A spec or plan comparison table may need horizontal scrolling, stacked cards or a reduced set of columns. Keep headers tied to values. Do not drop the hard columns to save layout work; one of them may hold the distinction a buyer needs before plan review.

The custom builder website pages guide says which subjects deserve lasting pages. The Owned website stage puts those pages and forms in your accounts.

How do you test the phone experience?

Test on real phones, both orientations, first visit and return visit. Go past the homepage. Follow the paths a buyer takes from a shared project link, a community page, a plan card and a QR code on a sign. Fill the form, trigger a validation error, open a gallery, zoom a plan and tap the phone number.

Repeat with larger text and with keyboard or switch access where you can. Load the photo-heavy pages on a cold cache with one bar of signal. The builder website speed article covers the delivery and script choices behind those visits.

Record failures by task

“Mobile looks good” is not a test result. Record page, device, action, expected result, observed failure. A clipped heading is a different defect from a form that swallows the submission. Fix first whatever blocks lot details, plan reading, contact or confirmation.

Our agents run repeatable viewport checks, find overflow and compare templates. People use the site with real thumbs, judge plan legibility and confirm the inquiry reached your CRM. People review every output before release.

Questions about builder websites on phones

Should the phone site have less content?

Your builder website should retain essential answers on phones. Use clearer ordering and disclosure controls while preserving the plan, process and current-status information buyers need.

Can floor plans work on a phone?

Floor plans can work on a phone with a legible overview, a controlled larger view and nearby labels. Avoid reducing a full construction sheet to screen width.

Should the phone number stay fixed on screen?

A fixed phone number can help builder website visitors if it does not block content or controls. Keep an inquiry option available for project details and documents.

What phone path should we test first?

Test the builder phone inquiry path from its entry page through supporting plan or project details, form completion, confirmation and receipt in the builder-owned system.
